Timothy’s Bar

Opportunity

Timothy’s Bar in Dayton, Ohio is a local favorite. After buying the business 22 years ago, co-owners Marty Brown and Paul Kennell decided the property needed to grow with its ever-increasing popularity. The energy efficient expansion project is projected to lower operations costs allowing the owners to focus on serving the students and alumni of nearby University of Dayton.

“It only made sense to make these changes as efficiently as possible from an energy perspective – and a finance perspective,” explained Marty Brown.

A newly finished upstairs lounge provides additional room for 110 people as well as private parties.

Property Summary

The pub, built in 1965, now has a new second floor that can fit 110 people and an outdoor patio with seating for 40. While completing the improvements, the owners added in energy-saving options such as high efficiency lighting, windows, and appliances.  The owners took advantage of previously unused space to increase customer experience while increasing curb appeal with energy efficient custom trim windows.

Contractor

Greater Dayton Construction and Moda4 Design worked closely with the owners to structurally renovate the bar. The goal for the contractors was to lower the ownership expenses with new technology and building material.
