Hotel: new construction & revitalization

Kleuter Building, LLC, the owner of the five-story brick façade building at 901 East Washington Avenue in Madison, was the first to deploy PACE Wisconsin financing to fund energy improvements and renewable energy investments. The project is representative of the utility of C-PACE to support adaptive reuse and redevelopment as well as downtown economic development.  The former warehouse occupies a prime position on a vital Main Street (Washington Avenue) and is being redeveloped into a boutique hotel with energy savings measures and historic tax credits in mind.

The hotel design features new historic replica windows, energy efficient aluminum window wall glazing systems and other insulation measures. From a mechanical infrastructure standpoint guest comfort will be supported by high efficiency HVAC and lighting systems.

Property Summary

The historic building at 901 East Washington Avenue in Madison Wisconsin, most commonly known as the “Mautz Paint building” is being redeveloped after 15 years of vacancy into the Hotel Indigo. Located on the main thoroughfare, and just eight blocks from the Wisconsin State Capitol building, the boutique hotel will serve the downtown district and the University of Wisconsin-Madison.

Contractor

Stevens Construction Corporation is the lead contractor on the development of this property. The Madison WI based firm has completed more than a dozen hospitality projects in the state and offers expertise to developers regarding sustainability and energy efficiency.
