Multifamily and Retail: Microgrid, Solar and Mechanical Controls

Nuveen Green Capital provided $1.1M in C-PACE financing to supplement existing capital from state and private loans, grants and tax credits. C-PACE’s long-term, fixed-rate and borrower security made it an attractive component of the capital stack. The financing helped make the building’s microgrid – the first in the State of Connecticut and the first C-PACE funded microgrid in the US – a reality. The project features a complex network of advanced energy-saving measures, including: 400 kW fuel cell, a 115 kW rooftop solar photovoltaic array, energy and heat-recovery systems, and Nest smart thermostats.

Property Summary

Originally built in the 1960s as the 26-story tall headquarters of Hartford National Bank, 777 Main Street is now certified LEED Platinum, features 285 mixed-income apartments and a commercial space on the ground floor, and is the nation’s first C-PACE financed microgrid.
